Let’s rewind back to 2004...
I wanted to get into real estate investing.
The real estate market was on fire, and everywhere you turned there were flipping house shows on TV.
I was hooked and had to try it for myself.
I was a broke 20-year-old kid with no money and no credit, so I talked my parents into helping me get a loan so we could flip our first house.
Looking back the property needed way too much work, was in the wrong neighborhood and took way too long to sell.
But we did make a very small profit.
I was able to pay my parents back, and I reinvested what I made into my next deal.
With every property I rehabbed I kept putting the profit back into the business, buying more houses and leveraging myself with loans and debt to grow.
And then the 2008 crash happened and the bottom fell out of the real estate market.
I was sitting in 12 homes at varying stages of rehab that I couldn’t sell but I still had all the mortgage payments that were due every single month.
All of my money was wrapped up in these houses and I had no money to pay the monthly mortgage payments.
I had to move back in with my parents and almost had to file for bankruptcy.
I needed a way to generate cash fast.
I was wholesaling a little bit, but every buyer I had vanished when the market fell out.
I found properties, put them under contract and couldn't sell them no matter what I tried.
The “easy” wholesale deals I was used to disappeared over night.
I didn't know what to do.
I was going deeper and deeper into debt.
One day I was brainstorming ideas and trying to wrap my head around why things were working, and I had my Aha moment.
I was wasting so much time and money on marketing only to find that the buyers didn't want my deals.
I thought to myself, what if I found out what the buyers in my area were actually buying.
I could then have a much better idea of what kinds of properties I could actually sell to them.
That was the start of the 6 figure wholesaler method, I was able to find a few big landlords and savvy investors in my area that were still buying houses and I was able to get my first few deals done.
Fast forward a bit, I was able to make some cash and keep my head above water and pay the mortgages on the properties until I could get them sold.
That's when everything changed for me and I have never looked back.
